Floor Sanding & Polishing
A full sand and recoat is the most effective way to restore a tired timber floor — or to finish a newly laid one. Bay's uses professional drum and edge sanders with dust-minimised extraction, so your home stays as clean as possible while we work. Once the surface is right, we apply the coating you've chosen to a consistent, professional standard throughout.
The process
- Assessment — species, board condition, gaps, nail heads, old finish type
- Preparation — countersink nails, fill gaps where required, tack strips removed
- Rough sand — drum sander removes old coating and levels the surface
- Edge work — edge sander works the perimeter; hand scraper for corners
- Fine sand — progressively finer grits for a smooth, even surface
- Coat application — 2–3 coats with a light sand between each
- Final inspection — we don't leave until it's right
Suitable for
- Hardwood floors that haven't been done in 10+ years
- Floors with deep scratches, stains or worn-through coating
- Colour changes — strip the old finish and start fresh
- Newly laid hardwood — first sand and seal
- Engineered timber floors (where board thickness permits)
What to expect on the day
The room needs to be clear of furniture before we arrive. Due to dust and fumes, the space won't be usable during the job — typically 1–2 days for sanding, plus cure time for the coating (24–48 hours for water-based; up to 7 days for full hardness on solvent-based).
