What do I need to do before you start?

Clear the rooms. All furniture out, rugs up, floor coverings lifted. The floor needs to be empty so I can get straight into it.

Can we stay in the house during sanding?

During sanding, stay out of the work area. During coating with water-based finishes, most people are fine in other rooms. Solvent-based, you'll want to be out for a night or two.

How long does floor sanding take?

Most houses are 2-4 days. That covers sanding, filling, and three coats with drying time. A single room can be done in a day. I'll give you a clear timeline at the quote.

How much does floor sanding cost?

Depends on the floor — size, condition, what finish you want. Every job is different. I come out, have a look, and give you a price on the spot. No surprises after that. Call me on 0414 568 736.

What timber can you sand?

All the species you find in Central Coast homes — spotted gum, blackbutt, tallowwood, ironbark, mixed hardwood, cypress, Tassie oak. Engineered floors too if the top layer is thick enough. If you're not sure what you've got, I can tell you when I come out.

What finishes do you use?

Water-based and solvent polyurethanes in matte, satin or gloss. Water-based dries faster, barely smells, keeps the timber looking natural. Solvent gives that warmer amber tone some people like. I'll show you samples.

What areas do you cover?

Based in Summerland Point. I cover Gosford, Lake Macquarie, Wyong, The Entrance, Terrigal, Erina, Tuggerah, Bateau Bay, and the Hunter Valley. Pretty much anywhere on the Central Coast. Get in touch if you're not sure.

Do you pull up carpet?

Yep. Carpet, underlay, all the staples and tack strips. Leaves a clean surface ready for sanding.

How do I pay?

Cash, bank transfer, Eftpos, card. Whatever works for you.

How dusty is it?

I run dust extraction on every machine so most of it gets caught at the source. You'll still get a bit of fine dust — cover anything precious in adjacent rooms — but it's nothing like the old days.

When can I walk on it and move furniture back?

Water-based: walk in socks same day, furniture back next day. Solvent: walk on it next day, furniture a couple of days later. Keep rugs off for 2-4 weeks while it fully cures. Felt pads under everything.

Can you get rid of pet stains and water marks?

Surface stuff usually sands right out. Deep stains that have soaked into the timber — pet urine, old water damage — might not come out completely. Sometimes we replace those boards. I'll tell you straight at the quote what's possible.
