Floor Polishing & Coating
The right coating makes all the difference. Bay's applies professional-grade floor finishes that suit your timber species, your household traffic levels and the look you're after. We'll walk you through the options before we start — no guesswork, no upsells.
Water-Based Polyurethane
The most popular choice for modern homes. Water-based poly dries faster (2–3 hours between coats), produces significantly lower odour and VOCs, and dries clear — preserving the natural colour of your timber without adding warmth or yellowing over time. Ideal for light-coloured species like spotted gum, ash, maple and bamboo, and for households that need to be back in the space quickly.
Solvent-Based Polyurethane
The traditional choice and still the hardest-wearing surface coating available. Solvent poly takes longer to cure (24 hours between coats, 3–7 days full cure) and carries a stronger odour during application — but the result is a tough, amber-warm finish with genuine depth. Preferred for darker species like jarrah, blackbutt and Victorian ash, and for high-traffic areas where maximum durability is the priority.
Penetrating Hardwax Oils
An oil finish soaks into the grain rather than sitting on top as a film. The result is a natural, low-sheen look that feels like wood rather than plastic — increasingly popular for renovation homes and coastal properties. Oils are easier to spot-repair over time (no full resand required) but require periodic re-oiling. Hardwax oil systems are available.
Sheen Levels
- Matte — low reflectivity, hides everyday scratches and dust, contemporary look
- Satin — the most popular choice, subtle sheen, practical and timeless
- Semi-gloss — noticeable shine, shows off the grain, suits period homes
- Gloss — high-mirror finish, maximum impact, requires more upkeep
